Residential
Step 1: Consultation (Pre-Design)
A typical residential project will begin with a consultation / feasibility study to assess your programmatic needs and the existing conditions of your home and/or site to determine reasonably viable options for moving forward with your renovation or new home.
COST ESTIMATE: $1,000 plus travel
Step 2: Concept Package
This step typically includes conceptual design and visualization to help clients get a good grasp of floor plan layout options and the look and feel of the exterior and interior spaces. To develop this conceptual design, InTerra Design will aim to understand your lifestyle and project goals to help inform space adjacencies, flow through the residence, proportions, thoughtful design elements, architectural style, and materials. Also under constant consideration are views and vistas, sun orientation, window placement, energy efficiency, and a design that represents your values and interests. Keep in mind that when it comes to what is typically the single largest purchase in life, spending time in the design phase to get it right reaps benefits that can have significant positive impacts on your daily life and leave you with an investment sum that is greater than its parts.
COST ESTIMATE: The concept package is billed on a Time & Materials basis, tempered by an initial estimated total fee. Estimates are based on the size and complexity of the design. It typically represents about 3% of construction costs.
Step 3: Construction Documents
This optional package consists of a set of drawings that provides all information required to obtain a building permit from the city or county with jurisdiction over the home’s construction. It includes minimal upfront conceptual design and/or renderings (if any). This is intended to document the design developed in Step 2 and further define how the project will be pieced together to perform over its lifetime.
COST ESTIMATE: The Construction Documents package is typically a fixed fee based on a percentage of construction costs or cost per square foot. It is usually about 2-3% of the construction cost

This service is designed to help clients with aspirations for multi-phase commercial or residential projects. InTerra Design will work with you to develop longer term goals and plans so that you can begin preparing in the short-term for long-term, thoughtfully curated and holistic designs.
